How do I price the service for housing association residents?

The eParking.fi service serves as a tool for housing companies when they want to offer charging and heating electricity to residents who drive. With the eParking.fi service, electricity usage can be priced to the user in many different ways. Pricing can be based on, for example, the principle of equality, payback period or cost coverage.

In our references we have reported ( As Oy Hamletin Puisto , Leppävaaran Torni ) that the eTolppa system for a housing company costs at least 300–400 euros per parking space. In many housing companies, heating electricity has been included in the rent or consideration for a parking space, because until now there have been no sensible ways to show electricity consumption directly to the user. However, with digitalization, it is now possible to implement it at reasonable costs.

Throughout our company's history, we have measured the electricity consumption of heating devices, and data has been accumulated for over ten years. From the data we have collected, we have found that the average electricity consumption of a parking space heating pole is approximately 20–30 kWh per month. In the summer, consumption is naturally lower, but in the winter months it increases again. It is of course easy to include this consumption in the fixed monthly fee for the parking space, but for example, for the user of a fuel-powered additional heater, a fixed monthly fee is an unnecessary expense. With the eTolppa system, the rent or consideration for the parking space can therefore even be reduced.

In the eParking service, you can edit, for example:

  • electricity price for the charger

  • electricity price for the heater

  • number of free kilowatt hours per month by service

  • eco-feature enforcement by service

  • fixed monthly fee charge price per service

  • the amount of rent for a fixed parking space

  • power limitation by service

  • maximum duration of the schedule by service

By editing these, 2-3 service cards are usually created for the user, the features and pricing of which vary for different users. It is also possible to specify whether the service is subject to VAT or not. The eParking.fi service utilizes a payment brokerage account created for the housing company, meaning that financial transactions do not need to go the operator . In this case, the tax rate of the eParking.fi service subscriber is used, and the money is fully recognized as income for the housing company. In addition, the service can recognize money as income for different parties, for example, rent to the landlord, electricity to the payer of the electricity bill, and charging fees to the owner of the devices. In housing companies, these are often one and the same party.

The most popular methods for pricing the eParking.fi service in housing companies are pricing based on the principle of equality, pricing as usual, and charging higher prices to chargers. There are also other possible pricing methods.

Parity:

  • all electricity is billed to users at the same price based on consumption

  • charging and heating services are created separately for practical reasons

  • no specified power limitation by service

  • no free kilowatt-hours or the same number of free kilowatt-hours for everyone

  • no eco-compulsion

Acquired habit:

  • Heating electricity is included in the fixed fees of the place and is not charged separately

  • Charging electricity is billed to the user according to consumption.

  • With the charging service, you can turn on the electricity whenever needed, while the duration of the heating schedule depends on the outdoor temperature.

  • For example, the charger can be given a 20 kilowatt-hour “discount” every month because he also pays a fixed fee for the parking space

  • a power limit and eco-force are set for the heater

Downloaders pay more

  • This version works in the same way as the previous versions, but the charger is charged a fixed monthly fee in the eParking.fi service so that they can use the charging feature.

  • This way, the investment is recovered faster ( Case example )

eParking is a tool for housing companies

The housing company can also decide whether it wants to use the system's billing feature or whether remote management and metering in the cloud service will suffice. In this case, electricity consumption is measured and registered in the eParking service, and the property manager or another person deemed appropriate by the board has access to view consumption during the selected period. The maintenance service without billing is more affordable.

The eParking service is already used by over 300 housing companies , which have a varying number of slow charging or heating devices or charging devices up to 22 kW.
