Espoo Niittykumpu: Eparking also works in more complex sites
A complex of five housing companies, including both rental housing companies and independent housing companies, is being built in Niittykumpu, Espoo. These five housing companies have a shared parking garage, where the majority of the spaces are for rent and some are for shareholders.
The package includes:
As. Oy A – Rental Company A (rental parking spaces)
As. Oy B – Rental Company B (rental parking spaces)
As. Oy C – Rental company B (rental parking spaces)
As. Oy D – Investment company A (rental parking spaces)
As. Oy E – Shareholders themselves (shareholder parking spaces)
The electricity connection for the parking garage comes through Rental Company A, and the first company to complete the electricity on the plot will build the electricity. Each housing company manages the billing of its parking spaces independently, and the income goes directly to the housing company. The flexibility of the eParking system allows each housing company to create its own billing policy.
Housing association-specific parking fees and electricity billing
In the Niittykumpu parking garage, the housing companies have decided on the following billing practices:
Rental company A : €2.5/month per user
Rental company B : €10/month per user
Investment company A : Higher parking fee, charging rights included (via eParking €0/month)
Housing company E : The decision on parking fees will be made at the organizational meeting
Each resident pays the electricity they use to Rental Company A, as well as a monthly fee determined by their own housing company for the charging facility. Since the electricity comes through Rental Company A, which is liable for VAT, the electricity must be invoiced with VAT included. If Rental Company A were a housing company and eligible for VAT deduction, it could offer its residents electricity without VAT and with VAT to other users.
Although the billing system for the Niittykumpu parking garage may seem complicated, eParking enables billing to be tailored entirely to the needs and wishes of customers. All parking-related billing is handled through the eParking system, and the subscriber can price parking and electricity as they wish. The system can take into account different user groups and parking areas, and payments are automatically paid to the correct parties.
